Living At Pajam

Sorry Guys, this time, this post is not about my baby lion.


Most probably you found this page because you were looking for more information on the little town of Pajam, planning to shift here or settle down?

I’ve been living here for almost 2 years now. Overall, this is a nice quiet town to live in. But  I wished there was info online or someone to speak to  3 years ago to help me decide on my house purchase here.

Here I list a few important factors you should know before deciding on your purchase.

1.       The IBS system used to build the house does give excellent finishing. Nevertheless it has lots of drawbacks too. Many houses in my phase have walls which are not straight (dinding senget). In my house, a few walls are not straight. It’s quite hard to notice, but when you try to fix wall cabinets, picture frames, then you will definitely notice how crooked the walls are.
2.      I have had 2 doors frames changed because they were also crooked, which cause the doors not to close properly. From what I gathered from talking to the workers, most houses have this problem because the developer rushed to build these houses. Walls which are not straight is normal. I received my house keys about 3 months ahead of schedule. 

3.      These walls are not flexible; hence after a month or two, it starts to crack. Although the developer repairs the crack every time a complaint is made, sadly, these repairs does not last long. And if the cracks are bad, water seeps thru whenever it rains. So for the past 2 years, I’ve been having never ending wall cracks and leaks.




    This Crack appears on every single house here, its the wall where houses join each other.
This is my neighbour's house, end lot.

4.       House break-ins are very rampant in Pajam.  Houses which are not in a guarded and gated community has had many break-ins. Google “pecah rumah pajam” and you’ll understand. 

5.       If you have school going children, there are only 2 schools in Pajam, Sekolah Jenis Kebangsaan (T) Tun Sambanthan, and Sekolah Jenis Kebangsaan (C) Kampong Baru Pajam. I’m not sure if there are any plans to build any new schools around here. You’ll have to look at either Nilai or Mantin for alternatives.

6.       There’s a rubbish dump(tempat pelupusan sampah) at Pajam town. 3 years ago when I decided to buy a house here, the developer assured me that this rubbish dump would be closed down soon. Now 3 years later and it is still there.  To locate it, drive pass Pajam town, heading towards Mantin. You’ll come to College Heights. Landmark is some white colour shop houses on the left. To the right you’ll see a row of old single storey shops. The rubbish dump is located behind these shops.  Almost every other night, there will be a horrible stench in the air. It is much worse when it rains. It’s so bad that when the smell comes I would have to run and close all my doors and windows. Sometimes the smell would come in the middle of the night, waking me up from my sleep. This problem is very bad and its solution does not seem near. I had no choice but to aircond the whole house so that we would be able to get a good night’s sleep without waking up in the middle of the night to this horrible smell. Part of the rubbish dump has been covered and converted to harvest biogas. I still have no idea when this rubbish dump will be closed for good, because for now there are still rubbish trucks dumping there.  Google “pencemaran udara Pajam” & “bau busuk Pajam”  for more info.


         Mobile phone coverage is poor in this area.  Forget about using mobile broadband in the house.  Because of the concrete structure used to build the house, Mobile signal is very poor in at the ground floor. Around the dining area onwards, there’s no mobile coverage in the house. This forced me to get a fixed line for safety reasons. Mobile coverage at the first floor is ok.
 
8.       KL is situated roughly 40kms away. Toll will cost you RM2.80(Pajam-Kajang), RM0.90(Bt.11 toll) and RM1(Bt.9 toll). On average, including jam, it will take 1 – ½ hours in the morning to get to KL (golden triangle area). Getting home from KL will take about 1hour or less by using Jalan Loke Yew to get back. Without Jam, it will take 30 – 45mins to get to KL, depending how fast you travel. Travelling to Putrajaya/Cyberjaya will take roughly the same time, toll free, driving thru Nilai à Dengkil à CyberjayaàPutrajaya.


9.       If you wish to commute by train, either use the KTM Kommuter @ Batang Benar station or the ERL @ Salak Tinggi. The Batang Benar station is about 5minutes from Pajam and the Salak Tinggi Station is about 15 – 20 minutes away.

  2. hi i have just moved to my house at one suria II area.. it's in the guarded area but so far only 2 families here... bought this house 2 yrs ago and u r right about the workmanship of the house. about the cellphone coverage, me and my husband suffer a lot now... no service at ground floor area. First floor okay a bit but only EDGE available. We have tried to re-locate our previous streamyx to this new house but TM rejected our application since the area where we are does not meet the quota for them to "pasang tiang"... Now we have no internet at home.:(

    1. Try speaking to your telco provider. They might increase the signal strength. I had to do that when I just moved in. I also has to wait for a few months before I got my streamyx. The structure of the house is such that makes mobile signal very weak.

    2. After handover done, you need to take out all your 'kepala paip' inside and outside the house. This is because the contractor's worker will start stolen back by using their duplicate key. It had happened to me.

  4. Find a day I want to go n try got that smell..cos tat time I go to see show unit at citra hill no felt that smell...d agent told me cos edy cross d highway...so far away from garbage landfill. And may I know surround there got factory spread a ough..smell!

    Di ketika penduduk yang ada masih mengalami perkara-perkara berikut :

    1. Bau Busuk Taik Ayam waktu malam ( dah masuk tahun ke-3)
    2. Masalah Lembu berak merata di depan rumah
    3. Tempat pembuangan sampah ( tak sampai 2km pun)
    4. Habuk akibat kontraktor lalu lalang (Laju2 pulak tu)
    5. Kuari berdekatan
    6. Asap dari Kilang kayu (terutama pada waktu malam)
    7. Kadar pecah rumah masih tinggi

    How do u think worth to get 1 there!!

    3. I'm an owner here. The smell comes mainly from the poultry farm. Usually at night and early morning its very strong. And Im sure the smell reaches citra hill because it can reach up to Batang Benar.

    4. May I know what kind of hse u purchase and u stay @ PCH now? That day go Nilai Giant heard someone told me what u mention above the smell till Batang benar due to have a large ladang chicken there...but last 2 night I went there again find PCH got that smell but Citra Hill can't smell that. But the serious smell can get from Pajam Toll. How about nearby factory still operate cos juz beside citra hill. Actually where the ladang located. But say truth that area hse keep increasing....mayb in future more resident then all d ladang will move out.

    5. The ladang is located somewhere near the landfill. Eventually they will have to solve the smell problem as more people start to stay here. Hopefully it won't be too long. I stay at Suria Residences. So far the nearby factories are clean. No problems from them.

  6. Wow, that sound really scary! I just book a Semi D in Bandar Warisan Puteri, Seremban. This is Seri Pajam Development sister project I guess. If the IBS built is that bad, I rather lost 5K then suffer for the whole life - not yet talk about resale value...

    but damn, the Semi D is damn nice & cheap, I guess I know why now...

    Can anyone share thought on Bandar Warisan Puteri as well?

    1. Looking at the new projects and the last repairs they did on my house, I can say that the materials used has been improved a lot. Its more longer lasting now. Although this post sounds scary but its liveable. Main reason I posted this is so that future buyers would know what to expect and not be dissappointed.

  7. Thanks so much for the info bro. I'm still deciding actually... Checked with the developer, they only charge me RM625 for the cancellation hence still a good move to cancel and hunt for other location and developer

    S2 Heights at Seremban 2 has few project also and starting price only ar RM308K, not bad afterall with their existing township and quality of the house (they use clay brick), going there tomorrow to check out the actual project.

    1. Try to speak to a Malay salesman by the name of Auwal. Good service, explaination and even borrowed us his bike for me to ride with my wife to check out their Citra Premium single story.

      I eventually did not buy the house there due inmaturity of the town (I prefer proper and modern township) but I agree that SPD houses are quite nice and cheap.

  9. The developer call for collecting the house at Perdana College. No congratulation on letter but outstanding account to be settled before collect the key. Together with new additional interest to customer. Bank has released the payment. they try to get another way to get money from client.

  10. Kesianlah dengar cerita2 U all.....kita belanja banyak wang, sometimes our dream house.....in the end ada banyak problem....Tu lah saya X berani beli rumah tempat baru. I lebih suka kawasan yg dah bertahun2 develope....dan kawasan yg kita dah biasa......safer tapi mahal lah pulak.....

  11. omg.. i baru jer pegi tengok rumah at Zeta Park Type C.. not far from Batang Benar KTM station... hmm Im highly considering to buy a unit there.. but when I read about the stench smells from the poultry farm n also "tempat pelupusan Sampah".. I have a second thought... and another thing that makes me 50-50 on my decision is due to it's location. I am working in PJ.. if I buy a house there.. I might be suffer from Traffic jam.. but the sales person name Loke is kind enough to take me to a show room at Zeta Park, Type C :)

I book zetapark type c based on her review, and my visit too... I work at PJ... Reading this blog, then i browse every property website to see if there is any house that might beat zeta..unfortunately, houses near to my workplace all reaches 600k..cannot afford ma...

    So guess i just leave it with seri pajam..since there is improvement in newer phase, so wish me all the best.

  13. Hey, the poultry farm is located exactly beside the college heights farden resort. It is at the other side which u cant see from the main road. If u google about this housing area, u can find that there are a lot of 'property to sale' for this housing area. The smell affect the residence over that area really bad compare to other places. Actually, this poultry farm situated beside this college height and in the vicinity of staffield golf garden resort, ktm batang benar and sri pajam developer office. (somewhere near the pajam exit of lekas highway). It is also quite near to sri pajam office. I notice few new housing area justbehind sri pajam like ivory villas. The smell from poultry farm basically will affect these area. Few blogs i read said that the smell has affected pajam for more than 20 years. Sigh.

  15. went to seri pajam sales ofis to check out nada alam,1st phase will be 2storey teres,type a1 & b1 (if i'm not mistaken)total development will be 1k plus houses in 6 years,including school,masjid n a man-made wetland.really considering to get an end lot unit...quite cheap compare to any other new development around here

Nada Alam looks nice but the only problem I see is that its located beside the Negeri Roadstone Quarry which has been in operantion since 1973 (https://www.facebook.com/pages/Negeri-Roadstone-Sdn-Bhd/332013690244313?rf=102433803185512) (http://www.nroadstone.com/index.php ), is a very very big stone quarry. I wonder how the houses @ Nada Alam will be affected by the dust and rock blasting. So I guess, from one side you get the Air Pollution and from the other side the Dust Pollution...

  17. i already booked Nada Alam around 3k but after 3 weeks of my observation and get the opinion from friends, read studies about that area, i let go the house (hopefully i am not disapointed in the future)...yes the houses there are quite cheap compare to other place, but Nada Alam is very near (less than 1km) to the quarry, the dust maybe affected the houses there, then of course the major concern is the poultry farm not far behind the hill, the factory in front main entrance also may be lead to my decison, but for those who are interested, do your survey first...feel ur self, maybe its suit u...

  19. salam saya dah survey dua2 area...perbezaanya jelaslah ketara antara Nilai Impian dan Nada Alam, bagi saya dua2 ada pros and cons...for Nilai Impian tentulah lokasinya menarik memandangkan dan tiada masalah dari segi bau, asap, dusk dan sebagainya lagipon senag for the future jika nak jual balik/ refinance rumah tersebut,,tetapi the CoNS is rumah sime darby ni mahal lorrrr...for exp Delfina harganya mencecah 500 k just for 20x70 (intermediate)...tersangatlah mahal....the same thing goes to Nada Alam,,,the problem for me is the location which is near the dump site (telah tutp pon but the smell is still there), saya pernah bertanya beberapa penduduk setempat termasuk bau tu still ada untuk area nada alam tu,then the quarry tu pon agak dekat (but rasenya boleh u pergi tanya resident area sungai mahang baru tu untuk dapat clear picture,,they live there for over the years), based on my interview dengan seorang pakcik dia kata quarry tu x adalah effect mana pon sbbnya pecah batu pon aorund sekali seminggu sahaja,,,,tapi yang menariknya Nada Alam ni harga rumahnya yang berpatutan...you can manage to get corner lot unit dengan harga Nilai Impian???hah...menarik juga..kalau u can accept the location better NAda Alam...tapi dengan syarat u can bare the location..

    The Choice is yours....survey dulu, yang penting get the opinion dari org yang duduk disitu about the location...GUd Luck

  20. Just wonder if the stench from the chicken farm and the closed down rubbish dump site are still bothering to the residents at Citra Hills and Pajam area?

    Any feedback or complaint that you happened to know about their improvement for their recent projects?

    I went to Citra Hills recently for viewing. Didn't aware of the smell on afternoon till 4pm perhaps it was just after raining.

    Im very keen to get an unit there but after reading your blog. Seriously it disturbs my decision now.....

    please help and advice.

  21. Yeah, the stench is still here..mostly it comes after 10pm. And also early mornings about 7 - 8am.

    So far, the there's no improvements what so ever to solve this problem. Only temp solution is to close up all windows and doors at night + switch on the air cond.

    Only good thing going is the price of the houses here which is relatively low compared with other projects around Klang Valley.

  22. Dont listen to the bad comments about seri pajam area. Im a residents of perdana college heigt and bought their property. Nice place to live. Peaceful. Beautiful houses with affordable price. I bought a corner lot 22 x 75 with 20ft width land freehold for only 491k. Fyi, im working at setapak, gombak and travelling everyday. It takes me about 40minutes to reach office

    U cant have everything. If you want the same houses like what I had in klang valley area just standby around rm 1.5million, then it will solve all your problem. I am happy with my house now

  23. salam ... i ada gi launching citrahill last week, tp dlm masa servay rumah kat area tu memang x dpt hidu apa2.... and i pun ada gi kat survey kat area ivory villas yg next to office seri pajam....tp x dpt hidu apa gak..... skrng ni me and my husband plan nk buy kat area ivory villas tu, tp nw i jd x sure dgn komen2 kat atas....i just nk tanya lh ya, sbab tanya developer rumah sure they all x bg tau the real things...

    1) kejadian pecah rumah it always happen ke?
    2) pasal bau busuk tu kat area ivory villas tu memang teruk ke?

    1. Dulu kes2 pecach rumah quite often, but has reduced to almost none since residences have guards. yg takde guard tu, pandai2 jaga la.

      frequency bau busuk tu dah berkurangan byk since I moved here in 2009. Usually malam atau awal pagi, a 3-4 times a week. Kalau dulu, tiap2 malam bau teruk. Tengok nasib arah mana angin bertiup.

  26. there's always pros and cons ... it never be perfect..for me .. i'm looking for peace of mind surroundings .. i think citra hill is a good fit ... on my way to settle down in citra hill next year ... :)

  27. Pajam is a nice place to stay. Its quiet and peaceful. Reason I bought a house here was to get away for the city. On really cold nights/early mornings, temp can drop to as low as 22C. Normally its like 25 to 26.

    Main reason I have this post is so that future owners would know what to expect and not be overly disappointed when they move into their new home :-)

  28. i just booked a house at nada alam... now after reading all this im worried bout the decision... the project will only complete in 2 years time.. do you think the smell will still be there and what bout the dust...?

    1. which unit did u book.....20x70 or 22x70........price?
      I think its a personal decision since it is our own money and we should be able to weight the pros and cons before deciding to spend our hard earned money.

    Just want to know the area (Tiara Heights). Quite convenient to stay.

    1. All I can say is visit both places, look at the house structure/layout, shops/facilities/schools around then decide. Nilai Impian is very close to Nilai 3( one of my favorite shopping place :-) at its closer to the NSE highway.

    1. The land fill and chicken farm is just opposite the highway, I doubt if the smell doesn't reach there. sadly, no fiber here at my place yet. Don't know about aria park

  39. It's not bad, sometimes the bad smell is there but usually doesn't come in the house.
    Now we have TM connection after the big wait. Also no incidents with thiefs past two years in our guarded community.
    Anyone who wants to buy it's still a good place. And inshallah I hope it keeps getting better. Patience

  43. the dump site was confirm close and replaced by company who provide solar energy,but it take times to removes all the rubbish there,poultry farm also

  45. Jika keretakan tersebut adalah jenis keretakan halus (‘hairline crack') dan tidak melibatkan struktur, maka bolehlah memplaster simen di dinding. Sebelum itu, periksa tempoh liabiliti kecatatan (defect liability period) dulu dengan pemaju rumah.

    dan Perbandaran Baru (Jimah).

    Jadi rancanglah kewangan keluarga anda dengan baik dan berbelanjalah mengikut kemampuan.
    Pertimbangkan pelaburan hartanah di Pajam, untuk masa depan keluarga anda.
